MARKETING

We will promote and market each listing to to attract the most qualified applicant to your property. We extend cooperation to all real estate agents, as all of our listings are entered in the MRIS Multiple Listing Service which is accessed by over 12,000 agents in the Washington D.C. area. Once the listings are entered in MRIS, they are sent to all the major real estate search engines.  We also publish our listings on our company web site. From there, our listings are uploaded daily to all the major Rental Internet sites that we subscribe to. Our leasing agents promptly handle all the internet leads we get to further assure you of a quick rental experience. Effective use of e-mail communication allows us to work with clients anywhere in the World.  Yard signs are another good source of calls. Whatever the source, our experienced leasing agents are ready, willing and able to get your property rented as quickly as possible.

TENANT SCREENING

Once an application is received, the important work begins. We believe that selecting the right tenant can eliminate most future problems and helps to ensure a great rental experience for both you and the tenant. There are several pieces of information that we gather in order to create a profile of all applicants for your property. These include verification of employment, landlord references, a current credit report and an analysis of their income to debt ratio. We thoroughly review the data and present it to you, along with our recommendations, you make the final decision.

DOCUMENT PREPARATION

Once the application is approved, a lease is prepared on a form meeting the requirements of the particular jurisdiction where the property is located. State of Maryland required lead paint pamphlets and any other special addendums are provided as well. In addition, a comprehensive Move-In package is prepared with important tenant information. We then meet with the tenants in our office and fully explain the lease and all other pertinent information. Once the lease is signed and all monies collected, we're ready to hand over the keys!
